Who manages Bridlewood Community Association?Sequoia Management Company manages our neighborhood. Contact them for all issues (see Contacts page). Direction is provided by the 5 volunteer members of our Board of Directors, elected by homeowners.

What type of meetings does the community association have?There are two types of association meetings. There is an Annual Homeowners Meeting in June of each year. Board members are elected at this meeting. The second type of meetings are the monthly meeting of the Board of Directors with Sequoia Management. Homeowners are welcome at all meetings.

When does the Board of Directors meet, and can I attend?Board members meet monthly with Sequoia Management to review contracts, finances, maintenance issues, etc. Meetings are typically on the 3rd Tuesday at 7:00pm at the clubhouse. If the date changes, we will post it on the News page of this website. Residents and homeowners are welcome to attend.

How can I stay informed about Bridlewood?Several ways. (1) Check the News section of this website frequently. (2) Sign up on the Sequoia Management website to receive email notices. (3) Join the Facebook group for Bridlewood neighbor-to-neighbor communications.

Why is a proxy form with the Annual Meeting notice?We must have a certain number of homeowners represented at the meeting inorder to conduct business (quorum). Many years, we do not have the required number and cannot hold a homeowners meeting. Completing and returning your proxy means that we (or whoever you designate) can represent you and count you as present.

Do I have a voice in community association matters?Absolutely. You can email Sequoia Management and board members at any time. We encourage you to attend our meetings. You have a vote in electing the members of the Board of Directors at the annual homeowners meeting.

Is there a cemetery in Bridlewood?Yes, there is an old cemetery with approximately 50 unknown graves at the end of Latonia Ct. In 2019, we met with the county archeologist at the site. It was the consensus that we should leave the area overgrown and undisturbed, with only occasional maintenance to cut down a dead tree that might cause injury.

Which utility companies service Bridlewood?Gas - Washington Gas; Electric - NOVEC; Water and Sewer - PWCSA; Internet, phone and TV (cable) - Verizon FiOS and Comcast Xfinity.

Does Poison Ivy grow in Bridlewood?Yes, poison ivy vines grow in wooded areas throughout Virginia, including in our neighborhood. We have no practical way to remove these plants from wooded areas (such as between Harness Shop Rd and the ball courts). We urge parents to teach their children to avoid plants with "leaves of 3" and to stay out of the wooded areas.

What about neighbor vs. neighbor disputes?Generally speaking, our community association cannot solve a dispute you have with a neighbor regarding common issues like barking dogs, noise complaints, children entering your yard, etc. We recommend talking to your neighbor in a respectful manner. Good communications solves many problems. If the problem involves a violation of community rules, it can be reported to Sequoia Management Company.

How much are my community association dues?Dues for homeowners are a great value and include use of the pool, ball courts, and take care of maintenance of our facilities. The current monthly dues amount can be found on the Info page of this website.

Why are Townhome dues higher than dues for detached homes?Townhome dues cover snow removal and maintenance of the paved parking courts. Saving for seal-coating and repaving these courts is a large expense that we must include in our budget. Streets in the single-family areas are maintained by VDOT, not by our association. Townhomes also pay for grounds maintenance (mowing of common areas) between the townhomes.

How are my Dues used?Your dues are a great value. They cover costs for: operations and maintenance of common facilities like the pool and ball courts: trash, recycling, and yard waste collection; community landscaping costs, and much more. Board members review our expenses every month looking for ways to keep dues at reasonable levels.

Does everyone have to pay community dues?Yes, all Bridlewood homeowers must pay dues. Those who do not pay are subject to serious collection methods that could include revoking parking privledges (even in reserved spots) or liens on property. We appreciate the vast majority of homeowers who pay dues on-time.

How can I pay my dues?There are several ways to pay dues. (1) Mail a check to Sequoia Management. (2) Set up a recurring payment each month with your bank. Remember to change the amount each year if the dues change. (3) Set up a bank account automatic debit with Sequoia Management. This will adjust each year with the current dues amount. See the Documents page for Sequoia's form.

Can I see a detailed budget?Yes. Our budget is included on the Documents page of this website. Our income and expenses are broken out into dozens of categories. Sequoia Management provides detailed reports to board members each month tracking expenses in each category. We carefully review these at each monthly board meeting.

How are the dues $ determined?Each October, Sequoia Management and our board members take a detailed look at expected expenses for the coming year and the amount we need to save for future large expenses (like replacing a roof or repaving a parking lot). These expected costs determine what dues will be needed.

What common property does the association own and maintain?Clubhouse, swimming pool, basketball court, tennis courts, walkways, parking lots, 2 tot-lot play areas, 4 storm water drainage areas, and more. All on 39 acres of common property.

Who performs snow removal?VDOT performs snow removal on our streets. Our community associations pays a contractor to perform snow removal in Townhome courts. Plowing in the townhome areas is a challenge because there is nowhere to push the snow except into a parking space. We appreciate your understanding.

Who maintains the streetlights?NOVEC. You can call them report a light that is not working. You will need to give them the number on the post.

Who removes grass growing in the cracks between the street and the concrete gutter in front of single-family homes?You do. The streets in detached-home areas are maintained by VDOT, not by our community association. We ask homeowners to use vegetation killer or to remove any grass or weeds by the street in front of their homes.

Can my family use the pool?Homeowners who are current in dues payments can use the pool. Landlords usually assign this to their tenants (tenants - check with your homeowner). Everyone must get a pool pass to use the pool. We use an online vendor to issue pool passes. There is a small fee you pay for this vendor. See https://swimmingpoolpasses.net/bridlewood/

What is the pool season?Opening day is the Saturday before Memorial Day. Closing day is Labor Day.

What are pool hours?The pool opens at 11:00 am and closes at :45pm. Exceptions are weekdays (M-F) in the first part of June when county schools are still in session. The pool opens at 4:00pm on school days (because some staff members are in high school).

Can residents of other neighborhoods use the pool?In addition to Bridlewood, only residents of the adjoining neighborhood of Brookside may obtain a pool membership for an annual fee. Note that the Bridlewaves swim team (not managed by our community association) does allow swimmers from other neighborhoods. Those swim team members cannot swim outside of team hours unless they are from Bridlewood or Brookside and have valid pool passes.

Is the swim team part of our community association?No, the Bridlewaves swim team has their own management and board of directors. They set their own policies and hire coaches. They pay a fee for use of Bridlewood's pool. Our community association encourages Bridlewood residents to make use of this wonderful opportunity. Enroll your children in the swim team. When is trash and recycling collected?Trash is collected on Monday and Thursday. Recycling is collected on Thursday. Yard waste is collected on Wednesdays between March and December. Please place your containers at the curb the evening before pickup and do not leave them out past the day of pickup. No pickup on Thanksgiving Day, Christmas Day, New Year's Day, and Independence Day.

Are Trash and Recycling collected on Holidays?That depends. There is normal collection on all except for 4 holidays. No collection on Thanksgiving Day, Christmas Day, New Year's Day, and Independence Day.

How can I dispose of larger items?You have several options: (1) take the large item to the county landfill at Independent Hill or the transfer station on Balls Ford Rd; (2) Call our trash contractor and schedule a special pickup (they may charge a fee); or (3) pay another contractor or person to haul the item to the landfill.

Do I need approval for my outdoor project?Yes, if you are changing the appearance of your yard or the exterior of your home. Approvals are required for fences, decks, entry and storm doors, garage doors, windows, walkways, sheds, changing exterior paint colors, and more. See the Guidelines and Application on the Documents page of this site for details.

What paint colors are approved?We do not have a preapproved list of colors. We want homeowners to have as much freedom as possible within reasonable guidelines. The builder originally used colonial colors and earth-tones, which are the best choices. All color changes to the exterior of your home must be approved. The application is on the Documents page of this website.

Why do we have Architectural Control rules?There are two answers. First, they are designed to keep the neighborhood looking nice and protect home values. Second, the builder put these in place and they are registered in county deed books. You agreed to them in the paperwork you signed when buying your home. We do amend the Architectural Guidelines from time-to-time and as new materials become available in order to give homeowners flexibility.
